House in Adelaide with internal basketball court

Hiya's

I was browsing properties I can afford and came across this one...Figure with Ballinger leaving Adelaide it would surely have to be his old place.

First of all, nice humblebrag Skud by slipping in the "properties I can afford" line.

Secondly, why would you think it's his house? I can't see Ballingers name on the listing. It's in Hallet Cove which is a long way from the dome. It costs 3 million which is 15 years of elite NBL wage. Is every house thats being sold in adelaide at the moment Ballingers or just this one?

Im sorry, but does Adelaide not have Lawyers, Doctors, CEO's etc that earn big money??

This could be anyone of their properties.

Some earn double what Ballinger gets.

Don't know why you would just assume that it is Ballingers.

No balls in my house either. Don't care how nice they are.

Sounds like a dream house!

If Ballinger could afford a house like that, his NBL wages would not be a major contributor ;)

Why let the truth get in the way of a good story?

It was fun checking the joint out.

How good is the indoor court, wish I had the cash to have one.

Indoor court could do with a better ring set up. That one looks crap!

Otherwise, solid house. Are you THE real estate agent.. Skud?

Lived in Warrandale or nearby if I remember right, had a heap of convo's over the years with him and he lived in Warrandale near the barracks. His wife did personal training at one of the ovals in Warrandale too.

If he lived in Henley Beach, my unit which is only a 2 minute stroll from Henley Square is currently on the market at a price more in line with what an NBL player earns. Skud, you could have picked that one and sounded more convincing.

"First of all, nice humblebrag Skud by slipping in the "properties I can afford" line"

Hahah sorry that was a TYPO...it should say properties I CANT afford.

I thought it might be his house based on the sporting layout..Basketball courts like that arent something your amatuer player would generally have. Everyones looking at the price of the house now days. 5 years ago this could have been in Balls price range.
I doubt he would have lived in Warradale near the army barracks that area IS in my price range and he would have lived within blocks of me...I'd have found out somehow lol

alexkrad, how do you know that's Weigh's house?

At $279K, perfect rental place probably with a 10% yield. Well worth hanging onto. Much better than living in the "BSD" (ex Mt Isa residents would know what I mean)

Now, if it was in Applecross, I would assume it was Weigh's ......

I can tell you that Ballinger did live near Warradale :) Not any of the other areas you guys are talking about. He had a very nice house from what I've heard.

HAH! I KNOW THE PEOPLE THAT LIVED THERE! NO JOKE!

the basketball court is tiny, the ring is like 6-7 foot high and my shot would always bounce off the roof. but the house is amazing.

Jack, I'm no real estate guru, but really? 10% yield. To pull that kind of figure that dump would have to rent for about $550 per week. No way!

Rents are pretty crazy in some areas of Perth. Some suburbs around Perth airport have 3 brs houses going for $1,200/wk !

(FIFO market)

correct weigh

Jack just got the calculation wrong.
He means 5% return ie $279,000 property renting for $279 per week = approx 5% return

ie $279,000 x 5% = $13,950pa rental income / 52 weeks = $$268.27

Exactly, which is why I pointed it out. Anybody can go out and buy a house returning 5% yield. 10% - now that's a little trickier!
